   Very poor conveyancing service. Did not follow our instructions. Communication was poor, they provided little information on how the purchase was progressing; vague statements like “two issues outstanding”. When calling for updates, received useless responses like “I don’t have your file in front of me, so I can’t say”.
   Forms were drip fed over the course of weeks – some of which contained basic spelling and grammatical errors.

   Upon one such form I indicated I would be using a Lifetime ISA towards a house deposit. This was completely ignored. On the week of completion they phoned to say they had no idea how to claim the money, so I had to scramble to come up with the shortfall (plus lose the expected bonus)!

   I could NOT recommend Wake Smith for conveyancing on a property purchase.

   UPDATE: 18th July:
   Received a letter from a director of Wake Smith regarding this complaint. Thanks for at-least trying.

   The letter stated that they believe everything had been done correctly, the level of correspondence had been good and it was my fault they didn’t claim the Lifetime ISA bonus.
   If this is indicative of the quality and level of customer service set by the company directors, I feel more certain than ever that a 1 star review is appropriate.

   I used Wake Smith Solicitors’ residential conveyancing team for my latest house purchase. Anne and the team kept me fully informed all along the way and pushed the other party’s solicitor so it was completed in just 10 weeks. Extremely happy with the service and fees and I have recommended this team to a friend who is looking to sell their house. Thanks so much.

   Laura Sanderson has acted for me several times for a business restructuring, a house purchase and again on commercial lease negotiations. She is always professional but personal, and Wake Smith itself is a really polished operation, with great modern facilities, board rooms etc. I just wouldn’t go anywhere else now. Recommend highly.
